Can't our builder just knock the garage down?

Not until the asbestos elements are professionally removed. If the roof or cladding is suspect, knocking it down creates contaminated rubble that no transfer station will take. Sequenced properly, the whole thing costs less than the mistake does.

Small detached domestic structures rarely need it, though conservation areas and certain conditions change the picture; and party-wall notices can apply to attached structures. We’ll flag what applies to yours at survey; confirming with Croydon Council is straightforward where there’s doubt.

Your choice, priced both ways: retain it as a base for the new build, or break it out and clear to ground. Most driveway and garden-room projects keep it; most extensions don’t.

Typically one to two days including the asbestos phase; roof off and consigned, structure down, footprint cleared. Attached structures and tight access add time, all stated in the quote.

Hardcore and metals are segregated for recovery as standard; asbestos is consigned separately to a licensed facility and never mixes with the recyclable streams. You receive documentation for both.

Yes. Internal demolition and structural openings sit alongside our soft-strip work, with the same asbestos-first sequencing. Structural elements are only removed against your engineer’s specification.

We coordinate it. Safe isolation of any supplies to the structure is confirmed before a bar is swung, arranged through your supplier or a qualified trade as the service requires, and evidenced in the job file.
