Textured decorative coatings (Artex) were applied across Croydon from the 1960s to the 1990s, with pre-mid-80s coatings often containing chrysotile. They’re common in Victorian terraces, interwar semis and ex-council homes.
A sample goes to a UKAS-accredited laboratory first. If it’s clear, you’ve spent very little and can crack on. If it contains asbestos, we give you both written prices: controlled removal, or encapsulate-and-skim with the position recorded for future owners.
Removal under sealed, controlled conditions with no dry sanding.
Ceilings and walls left clean, sound and ready for plastering.
Sample first, options in writing second, clean handback last. No guesswork, no pressure, just a clear sequence with a fixed price at every step.
A discreet sample from each distinct ceiling or wall area, analysed at an independent UKAS-accredited lab. Written results in days.
Where asbestos is confirmed: a fixed removal price and, where the coating is sound, a managed/encapsulation alternative with the pros of each set out honestly.
Room sealed and protected, coating softened and removed using wet methods, all residue and protective coverings bagged as asbestos waste.
Surfaces scraped back, area cleaned to standard, waste consigned, and your paperwork issued ready for the plasterer the same week.
A sample costs a fraction of the decontamination bill a sanding mistake creates.
Removal versus managed-in-place, quoted side by side.
We coordinate with your plasterer so the ceiling doesn't sit stripped for weeks.
Results and completion records that follow the property, not just the job.
FAQS
No. Formulations changed over the years and later products are clear but pre-2000 coatings can’t be assumed safe by age or appearance. One lab sample per distinct area gives you a definitive written answer.
If the coating is sound and well-adhered, over-boarding or skimming is a recognised management option the asbestos stays encapsulated and undisturbed. The catch: it must be recorded, because the next owner’s builder needs to know before they ever cut into that ceiling. We document it properly either way.
No. Steaming, sanding and dry scraping all release fibres from a positive coating. Removal must be a controlled wet process by trained operatives, with the area sealed and the residue treated as hazardous waste.
Contained and short. The room is sealed and emptied or covered, the work typically takes a day for a standard ceiling, and you’re left with a clean surface ready to skim. The rest of the house carries on as normal.
Stop work in that room, close the door, don’t vacuum or dust it, and call us. We’ll advise immediately, arrange air testing if warranted, and deal with the coating properly so the project can restart on solid ground.
Usually not most textured coating removal sits in the non-licensed or NNLW categories depending on method and condition, which our trained teams carry out routinely. We confirm the category with your quote and handle any notification needed.
A fraction of what acting blind risks sampling is priced per distinct area, confirmed before we attend, and credited against the removal price if the result is positive and you proceed with us.
Most standard single-room ceiling removal projects are completed safely within one working day. Larger multi-room properties or combined wall and ceiling clearances may take longer. We always confirm the exact timeframe within your fixed written quote.
Every district has the Victorian terraces of Addiscombe and Thornton Heath, the interwar semis of Shirley and Purley, the estate stock of New Addington, and the bordering SE and SW streets. One photo starts it.
