What's the difference between soft strip and demolition?

Soft strip removes everything from non-structural ceilings, partitions, finishes, services leaving the frame and shell. Demolition takes the structure itself down. We deliver both, but on pre-2000 buildings neither lawfully starts until the asbestos survey and removal phases are complete.

Our demolition work focuses on small structures, garages, outbuildings, single-storey extensions, internal structures alongside full soft strips of larger buildings. For major structural demolition we work as the asbestos and strip-out phase within a wider contractor’s programme.

No. Management surveys deliberately avoid intrusive inspection, so they can’t clear voids, risers and concealed areas for strip-out. An R&D survey of the affected areas is the legal threshold we can usually scope it from your existing report and drawings quickly.

Work in that zone stops, the material is sampled, and a fixed variation is priced and agreed in writing before anyone proceeds. It’s the only honest way to handle genuinely concealed material and it’s why our crews are asbestos-trained rather than general labour.

Inert material is routed for recovery wherever volumes justify it, and metals and timber are segregated at source. Asbestos never mixes with any of it cross-contaminated loads are rejected at the gate and become everyone’s expensive problem, so segregation is absolute.

Fixed, per phase, following the survey asbestos removal, strip-out and demolition each stated separately so you can see exactly where the money goes and stage the spend if needed.

Once the R&D survey is done and the price agreed, mobilisation is typically days and where NNLW notification applies, that statutory clock is built into the programme we give you rather than discovered mid-plan.
