Much of Croydon’s industrial stock was built when asbestos cement roofing and cladding were standard. If your unit pre-dates 2000, the roof, wall cladding and office linings are all candidates.
We build the programme around your business, not ours: phased areas, out-of-hours slots, live-site segregation and full RAMS issued before anyone arrives. Tenants keep trading; landlords get their paperwork.
All compliance paperwork handled.
Full edge protection and fragile-roof controls.
From site survey to signed-off documentation pack, every phase is fixed-priced, RAMS-backed and sequenced around your operation.
A surveyor maps every asbestos-containing material against your plan’s roof, cladding, linings, flues and agrees phasing that fits your operation.
A written fixed price with programme, RAMS outline and waste-routing plan, issued within 48 hours of survey.
Trained teams remove sheeting and linings intact under fragile-roof and containment controls, with areas segregated so the rest of the unit keeps working.
Waste consigned to a licensed facility, documentation pack issued, and where required, independent air testing before areas are handed back.
Phased and out-of-hours delivery as standard, not as a favour.
RAMS, notifications, consignment notes and clearance records in one pack.
Pair removal with our Re-Roofs service and reopen weathertight.
The certificate your managing agent will ask for, sent before we start.
FAQS
Usually, yes. We segregate work zones, run phased sections and take roof areas out of hours where needed. The survey stage is where we design that around your racking, routes and shift pattern.
If the building is non-domestic and pre-2000, yes Regulation 4 of CAR 2012 places a duty to manage whoever controls the premises. If you don’t have a current register, a management survey is the starting point and we can turn one around quickly.
Not automatically. Sound cement roofing can often be managed, coated or over-sheeted. Where it’s failing, leaking or blocking a transaction, removal with replacement is the clean fix. We’ll give you the honest position with costs for each route.
Non-licensed work needs none; NNLW must be notified before it starts; licensed work runs on a 14-day notification by a licensed contractor. We identify the category at survey and handle whichever notification applies.
Yes we slot into main-contractor programmes routinely, issue our RAMS for their pack, and sequence removal so following trades aren’t held. Give us the programme and we’ll return dates.
Still fixed. We’d rather survey properly and commit to a number than bill day-rates that drift. Phased projects get a fixed price per phase so your cashflow and our programme stay aligned.
They’re priced into the fixed quotation from the start rather than appearing as a premium later you’ll see exactly what the programme costs before committing, whichever hours it runs.
A complete pack per phase: RAMS, any notifications, consignment notes, clearance records where testing applied, and an updated register extract. Formatted for audit, issued without chasing.
The whole borough’s commercial stock Purley Way and its estates, Beddington Lane, Factory Lane and every unit in between, plus bordering trading estates just outside the boundary. Postcode and unit size gets the conversation started.
