Can removal really happen with guests staying in the building?

Yes, when it’s planned properly. The affected floor or wing is sealed and taken out of sale, air pathways  are controlled, and adjacent areas can be reassurance-tested. Guests elsewhere in the building are  unaffected and, frankly, unaware.

If the building pre-dates 2000, yes. A refurbishment survey of the affected rooms is a legal prerequisite  before intrusive work, and it protects your fit-out contractor as much as your guests. It’s quick to arrange  and scoped only to the rooms in question.

Stop, close the room, don’t clean or disturb the material, and send us a photo. Same-day advice, priority  sampling, and a written answer before the room re-enters the letting pool.

Removal itself is quiet work; the noisier elements are preparation and making good, which we schedule for daytime windows or vacant wings. There are no chemical odours involved in removal.
