Croydon’s hotels, aparthotels, serviced apartments and guest houses often occupy buildings from the asbestos era. Textured coatings, AIB, floor tiles and lagged pipework are common, while the challenge is keeping guests safe in occupied buildings.
We plan around occupancy: sealed floor-by-floor phasing, night and low-season working, discreet waste routes away from guest areas, and independent air testing before rooms return to the letting pool.

Reassurance air monitoring for occupied areas
From the first survey to the final handback certificate, the programme is built around your occupancy, not the other way around.
Management or refurbishment survey scheduled around occupancy, producing a register your GM and your insurer can actually use.
Phasing agreed by floor or wing, out-of-hours slots priced in, and a fixed written figure per phase within 48 hours.
Work zones sealed and negative-pressure controlled where required; waste moved by back-of-house routes at agreed times; housekeeping kept informed daily.
Independent testing where applicable, documentation issued per phase, rooms returned to sale with written confirmation.
We cost the programme in rooms-out-of-sale, not just labour hours.
Waste, plant and personnel routed away from front of house.
Register updates and clearance documents per phase.
Survey, removal, monitoring and paperwork under a single fixed agreement.
FAQS
Yes, when it’s planned properly. The affected floor or wing is sealed and taken out of sale, air pathways are controlled, and adjacent areas can be reassurance-tested. Guests elsewhere in the building are unaffected and, frankly, unaware.
If the building pre-dates 2000, yes. A refurbishment survey of the affected rooms is a legal prerequisite before intrusive work, and it protects your fit-out contractor as much as your guests. It’s quick to arrange and scoped only to the rooms in question.
Stop, close the room, don’t clean or disturb the material, and send us a photo. Same-day advice, priority sampling, and a written answer before the room re-enters the letting pool.
Removal itself is quiet work; the noisier elements are preparation and making good, which we schedule for daytime windows or vacant wings. There are no chemical odours involved in removal.
Entirely conversion-era buildings with nightly-stay occupancy are exactly where phased, documented asbestos work matters most. The same floor-by-floor sealing, out-of-hours logistics and per-phase paperwork apply, scaled to your unit count.
Fixed, per phase, after survey including out-of-hours premiums so there are no surprises. Where rooms must come out of sale, we’ll show you programme options so you can weigh speed against revenue.
Program-dependent, but a typical guest-floor phase seal, remove, test, hand back runs days rather than weeks, and the quote states rooms-out-of-sale time explicitly so revenue impact is a known number, not a hope.
Yes trained operatives from our own team throughout, with independent analysts brought in only for the air testing that independence requires. Your duty manager deals with one named contact for the whole programme.
Every hotel, aparthotel and guest house across the borough and its borders town centre, Purley Way corridor and the residential conversions between. Occupancy pattern matters more than postcode; tell us both.
