Old thermal insulation on heating pipes, found in cellars, boiler rooms and airing cupboards of older Croydon buildings, is among the most hazardous asbestos products installed. Its fibres are loosely bound and release readily when disturbed.
We survey, sample and categorise the insulation, then manage removal under HSE licensed arrangements: enclosures, negative pressure, decontamination and independent four-stage clearance, all within a single fixed contract.
Licensed management: notification, enclosure, clearance
Encapsulation and labelling option documented
From the first sample to the clearance certificate, every step follows the licensed regime this material demands. One contract, one fixed price, no shortcuts.
Insulation identified and sampled; extent traced along the full run. Lagging hides above ceilings and through walls, and partial pictures produce partial removals.
Method, enclosure design and programme set; the required 14-day HSE notification handled; your fixed written price issued with the timeline built around it.
Work delivered inside sealed, negative-pressure enclosures with airlocks and decontamination facilities, under the licensed regime the material demands.
An independent analyst inspects, air-tests and certifies the enclosure before it comes down. You receive the clearance certificate, air results and consignment notes as one pack.
Anyone offering to "just strip it off" cheap is offering you a contamination incident.
The analyst certifying your space doesn't work for the remover; that separation protects you.
We trace and scope the full pipe run so you're not paying twice next year.
Your boiler installer booked straight behind the clearance certificate.
FAQS
Typically a thick, hard-set whitish or grey coating around older heating pipes, sometimes wrapped in fabric or painted over; most common in pre-1975 systems. Appearance isn’t proof either way: if you suspect it, don’t touch it, photograph it and have it sampled.
Completely right, and a sign of a good plumber. Suspected lagging must be identified and, if positive, removed under licensed conditions before heating work proceeds. We’ll sample fast so your boiler project loses days, not months.
Because the fibre is loosely bound and airborne release during removal is high; the opposite of cement, where fibre is locked in a matrix. The law scales controls to risk: lagging sits at the top of that scale.
An independent analyst’s sign-off: visual inspection of the stripped area, thoroughness check, air testing inside the enclosure, and final assessment after the enclosure comes down. Only then is the space certified for reoccupation; and only then do we call the job done.
Where it’s fully intact, undisturbed and out of harm’s way, encapsulation and labelling under a management plan is a recognised approach. Where it’s damaged, deteriorating or in the way of works, removal is the answer. We’ll give you the honest position, priced both ways where both genuinely apply.
Enclosure build, removal, clearance and strike-down for a modest domestic run usually spans several days including the independent certification. The 14-day HSE notification sets the lead time; we’ll map the full calendar in your quote so heating downtime is planned, not suffered.
The affected area must be vacated for the duration. The enclosure contains the work zone, and the evacuation boundary plus the re-occupation point (the passed clearance certificate) are set out in your quote before anything starts.
An independent UKAS-accredited analyst; deliberately not the people who did the removal. That separation is your protection: the certificate that reopens your space comes from someone with no stake in the strip.
Yes. Cellars in the Victorian districts, plant rooms in the town centre, boiler houses in blocks and schools borough-wide. The 14-day notification sets the earliest start wherever you are; we map the calendar in the quote.
