A management survey is non-intrusive: it locates and condition-scores materials so a building can be occupied and managed safely. A refurbishment/demolition survey is intrusive: it opens up voids, risers and structures wherever your works will reach, because builders can’t be protected from what nobody looks for. Doing work off a management survey is the classic and unlawful shortcut.
There’s no blanket legal duty on private homeowners, but there are three moments it becomes essential: before refurbishment of a pre-2000 home, when buying one, and when something suspicious turns up. Landlords and managers of communal areas carry firmer duties; if that’s you, a management survey isn’t optional.
It scales with property size, survey type and access; a flat’s management survey and a warehouse R&D survey are different animals. Scope is confirmed free, the fee is fixed in writing, and there’s no re-survey charge if removal work follows with us.
