COMMERCIAL

Commercial Asbestos Removal Croydon. From Shopfronts to Office Towers.

A Town Centre Built in the Wrong Decades

Much of Croydon’s mid-century commercial stock was built when asbestos was standard in ceilings, floor tiles and risers. As these buildings are refurbished and converted, those materials are being uncovered.

Pre 2000 buildings require Regulation 4 compliance.

Refurbishment requires a refurbishment and demolition survey.

Survey first to avoid costly project delays.

FAQS

Your Questions Answered

We're the tenant, not the owner whose problem is the asbestos?

The duty to manage sits with whoever controls the premises, which the lease usually splits between  landlord and tenant. Practically: if your fit-out disturbs the fabric, you need the survey and the controls  regardless. We regularly work for both sides and can advise how the duty typically falls.

In most cases, affected zones are sealed and ventilation pathways controlled, with reassurance air  testing available for adjacent areas. Where a floor genuinely needs to be empty, we’ll say so at survey stage,  not on day one.

Drawings, programme and access. A refurbishment/demolition survey of the affected areas comes first;  removal is then phased ahead of your strip-out so demolition crews never touch live material. We work  alongside main contractors on exactly this type of Croydon scheme.

Certain higher-risk materials sprayed coatings, pipe insulation, most AIB work may only be removed  under an HSE licence with 14-day notification. If your survey identifies any, we flag it immediately and  manage delivery under the correct licensing arrangements within the same programme.

Survey slots are typically available within days, and written reports follow within five working days of the  visit. If you’re facing an insurance renewal or audit deadline, tell us the date and we’ll work to it.

Yes per phase, after survey. If concealed materials emerge mid-works (it happens behind 60-year-old  linings), any variation is surveyed, priced and agreed in writing before it’s touched. Nothing lands on the  final invoice unannounced.

Routinely evening and overnight phasing is standard for trading premises, sealed and cleaned back  before opening. The programme is designed around your hours at survey stage and priced accordingly.

RAMS, category confirmations, notifications where made, consignment notes, air-test certificates where  applicable and photographic completion records one indexed pack per phase, built for whoever audits  you next.

All of them include the town-centre office core, the district high streets from Thornton Heath to South  Croydon, and the Purley Way retail and industrial corridor. If the building’s in or bordering the borough,  it’s in scope.
