The duty to manage sits with whoever controls the premises, which the lease usually splits between landlord and tenant. Practically: if your fit-out disturbs the fabric, you need the survey and the controls regardless. We regularly work for both sides and can advise how the duty typically falls.
In most cases, affected zones are sealed and ventilation pathways controlled, with reassurance air testing available for adjacent areas. Where a floor genuinely needs to be empty, we’ll say so at survey stage, not on day one.
Drawings, programme and access. A refurbishment/demolition survey of the affected areas comes first; removal is then phased ahead of your strip-out so demolition crews never touch live material. We work alongside main contractors on exactly this type of Croydon scheme.
